Buying and Selling

Conveyancing is essentially the legal process required to transfer property ownership from one person to another.

You might only buy a new home once or twice in your lifetime. We do it every day. Our expert property team will guide you smoothly through the process, and you can rest assured you are in safe hands. Our advice, systems, and expertise will also ensure that your property transaction takes place as quickly as possible.

Our approach to conveyancing is straightforward and to make it easier we ensure that you have a dedicated point of contact who will provide you with regular updates on your property transaction. Should you have any questions at all they will be on hand to assist.

As far as timescales are concerned, it is sometimes difficult to provide a highly accurate estimate, but we aim to be in a position to complete your matter within the following timescales where possible:

Freehold Sale: within 8-10 weeks of receiving the Memorandum of Sale from the Estate Agent

Freehold Purchase: within 8-10 weeks of receiving the contract pack from the seller’s solicitor

Leasehold Sale: within 14-16 weeks of receiving the Memorandum of Sale from the Estate Agent

Leasehold Purchase: within 14-16 weeks of receiving the contract pack from the seller’s solicitor

Progress can be dependent on the efficiency of third parties such as mortgage lenders, landlords/management companies and search providers, but we will do our best to prompt them for the responses we need. Please bear in mind that, if your transaction is part of a chain of transactions, we will require every party within the chain to be ready, willing and able to complete on the same day before we can agree and finalise a completion date.

We will keep you informed of progress throughout, explain the reasons for any delays and advise you if any unforeseen work becomes necessary.
